The National Bank for Financing Infrastructure and Development (NaBFID) has underwritten Rs.2,300 crore in construction financing, underscoring the project’s viability and Welspun One’s credibility in the logistics sector.

The JNPA logistics park, spanning 55 acres, represents Welspun One’s largest logistics development in India. Strategically located within the JNPA Special Economic Zone (SEZ) in Navi Mumbai, this state-of-the-art, Grade A industrial and warehousing facility will cater to e-commerce, 3PL, FMCG, and manufacturing sectors. With a total development potential of over 3.6 million square feet, the park is designed to drive efficiency across supply chains and strengthen India’s logistics infrastructure.

Securing this funding ensures the timely execution of the JNPA project, reinforcing Welspun One’s commitment to large-scale infrastructure development.

This collaboration with NaBFID aligns with our vision to bolster India’s logistics capabilities, catering to the burgeoning demand for Grade A warehousing solutions.

Anshul Singhal, Co-founder and Managing Director, Welspun One, said, “The financial closure of our JNPA project marks a pivotal step in our journey to create world-class logistics and industrial infrastructure in India. This park will set new benchmarks in efficiency and scalability, supporting India’s growing demand for high-quality warehousing solutions. With NaBFID’s support, we are positioned to accelerate execution while continuing to drive long-term value for our stakeholders.”

Commenting on the partnership, Rajkiran Rai, Managing Director, NaBFID said, “We are delighted to partner with Welspun One’s Logistics Park in JNPA. Recently, the U.S. Green Building Council (USGBC) launched LEED v5, the latest version of its flagship LEED (Leadership in Energy and Environmental Design) green building program. LEED v5 builds on the 25-year legacy and global impact of LEED, updating and strengthening the most widely recognized, influential sustainability standard for the building industry while providing user-friendly tools for building owners and teams to pursue certification through enhanced technology updates.

“Since its public launch 25 years ago, LEED has profoundly impacted millions of people in cities and communities around the world,” said Peter Templeton, president and CEO of USGBC. “LEED v5 raises the bar, further defining and evolving best practices and giving stakeholders across the building industry clear pathways to address today’s challenges to our health, climate, and communities.”

Meeting Today’s Pressing Challenges

The newest version of the LEED standard was developed with input from thousands of green building professionals to respond to today’s most pressing challenges and the significant opportunities at the intersection of sustainability and buildings. LEED v5 focuses on impact areas that touch decarbonization, human and ecological health and resilience. The new version further defines what it means to be a high-performance building today, creating even greater investment potential.

Decarbonization accounts for half of all points for LEED v5 certification to confront current climate needs. The new rating system provides clear, actionable steps to deliver ultra-low-carbon buildings by targeting emissions reductions across all aspects of the building lifecycle, including operations, embodied carbon, refrigerants, and transportation. All LEED v5 projects will complete an operational carbon projection and will be given tools to craft a comprehensive, long-term decarbonization strategy, creating pathways for sustainable transformation.

Quality of life credits focus on human-centric strategies that address the health and well-being of occupants and the communities in which buildings are located. Global demand for healthier and greener spaces has grown in recent years, with occupants increasingly demanding more transparency and accountability around sustainability and health in the built environment.  Resilience is another major theme across the rating system, addressing both human and natural systems to strengthen communities. All LEED v5 projects will complete climate resilience assessments to enhance awareness of hazards, increase transparency of risks, reduce vulnerabilities and ensure long-term safety and sustainability. These assessments equip projects to conserve and restore ecosystems, mitigate risks, and minimize business disruptions while protecting asset value—contributing to economic prosperity and safety across communities. Once projects conduct their assessments, LEED v5 offers a variety of strategies that can be incorporated at every stage of the building lifecycle to reduce risk and enhance resilience.

“Investors, owners, occupants, and policymakers are asking for high-performing buildings that reduce emissions, mitigate climate risk, provide healthy, productive spaces, positively impact communities, and protect natural systems,” said Sarah Zaleski, chief products officer of USGBC. “LEED v5 provides the best practices and accountability to drive performance across all these dimensions, delivering tangible benefits to building owners and their stakeholders.”

A Sound Investment

LEED-certified assets are proven to drive return on investment and greater future earning potential. Notably, LEED buildings achieve a 21.4% higher average market sales price per square foot over non-LEED buildings; average 11% higher rent rates; attract more favorable and stable financing options; and reduce water, energy and waste by more than 20%. These environments also result in healthier and more productive employees and occupants.

“For more than two decades, LEED has played a critical role in transforming the real estate sector at a global scale by bridging the gap between sustainability and commercial value,” Anica Landreneau, senior principal and director of sustainability, HOK. “It has empowered organizations to develop high-performance buildings that significantly reduce environmental impacts and provide healthier, more resilient spaces for occupants, while also supporting the achievement of business goals.”

A Sustainability Story for Every Project

LEED is the most widely used and globally recognized leadership certification that helps building owners clearly articulate their sustainability commitment and achievement, which is verified through rigorous third-party certification. All projects certified under LEED v5 will receive impact reports to communicate their strategies and performance to internal and external stakeholders. In addition, the new project priorities category allows customization of LEED to meet the unique opportunities across all global regions and market sectors.

LEED provides the necessary transparency and integrity for a project’s certification, ensuring project teams deliver on design plans and goals. The standard drives additional accountability tied to project-specific goals and gives building owners the proof points to successfully meet goals and proudly articulate those outcomes.

“LEED v5 represents a bold step forward in transforming the built environment,” said Grace Kwok, chief sustainability strategist, AEC Capital Limited. “It emphasizes climate resilience, recognizing the need to adapt our built environment to a changing climate. We have the privilege to complete the first LEED v5 project in Asia, with ICC (International Commerce Centre) setting a new benchmark and leading the charge for innovation and excellence in green buildings.”

LEED v5 was developed with the help and support of USGBC’s vast global ecosystem of knowledgeable members and volunteers. In 2024, USGBC held two public comment periods, receiving more than 7,000 comments from LEED users worldwide that informed the final version of the rating system. USGBC members ratified the new version earlier this year, providing a final endorsement of the new rating system. LEED v5 registration is now available for new construction, interior and existing commercial building projects through our platform.

Rustomjee Group—known for its people-first approach to urban development—has introduced a Labour Housing facility at the construction site of Rustomjee Urbania in Thane, marking a first-of-its-kind initiative in the Indian real estate industry. Unveiled on 13th April 2025, the facility spans 35,000 sq. ft. and is designed to accommodate 500 workers across 84 well-ventilated rooms, each measuring 10 feet by 10 feet and housing up to six individuals.

Rooted in the Rustomjee culture of care and community, this thoughtful initiative reflects not just infrastructure, but intention. What has been created is not just accommodation, but a nurturing ecosystem that underscores the Group’s commitment to giving back to those who build homes for all of us – and reinforces its enduring belief in building not just better homes, but better lives.

Commenting on the launch, Boman Rustom Irani, Chairman & Managing Director, Rustomjee Group, said, “At Rustomjee, we believe that the people who build our cities deserve to be at the heart of them. Our newly developed labour accommodation at Urbania is a reflection of that belief – designed not just as housing, but as a dignified and holistic living environment. This initiative reinforces our long-term vision to raise the standard of worker welfare in the real estate industry. We hope this sets a benchmark that can be progressively adopted across our projects and inspires a broader shift towards more inclusive and responsible development.”

The labour housing incorporates eco-conscious infrastructure, including a 40 KLD Sewage Treatment Plant (STP) that recycles water for flushing and landscaping, and a 200 KG Organic Waste Composter (OWC) to manage kitchen waste on-site. A comprehensive fire protection network, with 13-yard hydrants, 900 LPM fire pumps, and sprinklers in critical areas like the gas bank and kitchen, ensures round-the-clock safety. Efficient Hutments: Workers’ accommodation built with PUF panels, offering thermal insulation to maintain cooler indoor temperatures

Commenting on the launch Anupam Verma, CEO, Kapstone Constructions (a Rustomjee Group Company), said, “Housing for workforce is typically seen as a checkbox requirement. At Rustomjee, we’ve redefined that. We have engineered this with the same precision and care we apply to our flagship residences. Every detail—from safety systems to sanitation and recreation—has been curated to ensure that our workforce is cared for like any resident of an urban township.”

From well-designed living spaces to hygiene, clean cooking (gas-enabled), and dining facilities, every element has been planned with care. The facility includes 29 toilets, 9 urinals, and 15 dedicated bathing points, ensuring clean and accessible sanitation.

A UV-based water purification system provides safe drinking water, while a fully equipped canteen—powered by 42 double-burner gas stoves—can serve up to 280 workers at a time.

Beyond essentials, the facility also fosters community and recreation—with an open gym, sports zones, a projector room for after-hours leisure, a full-time doctor’s clinic, maternity room, barber shop, crèche, retail outlets, and an entertainment room—ensuring every aspect of worker well-being is cared for.

Plans are already underway to implement similar models at other Rustomjee projects, reinforcing the Group’s vision of holistic, integrated development—one that includes its workforce at every step.

With rising demand and limited supply in prime areas, we believe this project will become a defining address for Pune’s new generation of homeowners and global investors. It is being thoughtfully built to offer an experience that goes beyond what Pune has seen so far—a quieter, more refined, state-of-the-art kind of luxury that gets everything right.”

Basilo will feature ultra-spacious 3, 3.5, and 4.5 BHK residences ranging from a carpet of 1,525 to 4,500 sq. ft., crafted to bring home the feel of a five-star hotel—only more personal and ultra luxurious. Kitchens are thoughtfully equipped with a modular design and premium built-in appliances—hob, chimney, dishwasher, microwave, and oven. Each home also includes a complete VRV/VRF air-conditioning system for silent, steady comfort.

The amenities are second to none, designed to make everyday living feel extraordinary. With a team of world-class architects, lighting experts, and interior and landscape designers behind it, Basilo is set to be truly one of a kind. Possession is expected in just 20 months.
