Could you provide brief details about the important landmarks you have completed – name, size, features, geographical areas of operation, special features, people involved in design and architecture, investments – ongoing and future projects?

Nahar’s Amrit Shakti is Nahar’s flagship project which is located at Chandivali in Andheri East (Mumbai). It is planned by renowned architect Hafeez Contractor and has features that include 15 villaments thematic in design with interiors of international standards. Nahar’s Amrit Shakti has over 40 high rises which extends across 125 acres of lush green landscape. We offer the choice of 2, 3 BHK luxurious apartments and 4 BHK Villament. Within the township we have a Jain temple, a school namely Nahar International School affiliated to Cambridge School Network and International Baccalaureate (IB) Diploma Programme, health care through Nahar Medical Centre, a super market, a shopping plaza and a business centre.

Our ongoing projects are:

‘YVONNE’ a luxurious 14-storey residential tower with 8 lavishly spaced apartments per floor. Each apartment offers a lush green garden view and comes with a 90 to 100 sq. ft. terrace.

Barberry& Bryony includes two luxurious residential towers consisting of two spacious 3 BR apartments per floor, giving residents a sense of immense space. These are 18 and 20 floor towers with 34 and 38 exclusive apartments respectively. The apartments are packed with luxurious amenities that include sundecks, designer bathrooms, modular kitchens, high ceilings, high speed elevators, grand air-conditioned entrance lobby etc. The landscaping of the entire township has been conceptualised by the celebrated Singapore based designer Saidah Taib, who has won accolades for designing this project considered to be one of the world’s most futuristic projects.

Rosa Alba designed by noted architect Mr. Hafeez Contractor, is a 14 storey tower offering spacious apartments that provide healthy lifestyle in a serene environment. The tower has 66 apartments with four apartments on each floor.

 

Tell us of the difference made by your organisation in the crowded real estate business?

Creditability plays an important role in determining brand strength and acceptance. Commitments fulfilled in the past serve as yardsticks to future development. Give us an understanding of your focus on green – with successful case studies – and tell us of the use of best practices/top quality construction material in your projects?

People in metro cities have a strong desire to live in green surroundings and it is not surprising to see people travelling to nearby locales which have greener environments over weekends.

Our flagship project Nahar Amrit Shakti has a verdant landscape; sprawling over 5 lakh sq. ft. with one of the largest Podium Garden that is vehicle free, a rejuvenating Tulip Garden, Azure Water Bodies, a fascinating Sculpture Garden and an engaging Kids’ Play Area.  Large township projects like ours have a bigger canvas to work on rather than a standalone building. Green spaces within a city’s boundaries can help conserve the urban environment by reducing carbon emission, improving air quality, reducing air temperature and heat build-up. It also protects the quality of water and prevents soil erosion.

During the planning stages itself we work towards building green projects. Construction materials, paints, electrical and bathroom fittings that are environmental friendly and green are used in such projects. Glass facades off late have  been taking the place of normal walls and this helps in heat deflection and keep the insides of buildings cooler. The industry is evolving and is headed towards revolutionising the green movement.

 

With India looking to achieve housing for all by 2022 what is your organisation planning to do in the area of affordability?

We would be happy to expand into the affordability segment of housing which has immense growth potential if the government subsidises the cost of land. The government will have to ease norms for acquiring land and incentivise development schemes to attract developers to build affordable housing projects.

We need to follow the PPP model in order to achieve ‘Housing for all’ mission by 2022. The private sector can contribute in terms of its expertise and professionalism and the government can help in overcoming hurdles like land acquisition, project approvals etc. Together we can realize our dream of shelter for all.  Affordable and mass housing is the only way forward for the country and the real estate industry. If it has to sustain and grow we must caters to the lower, middle and upper middle class of home buyers. With some reforms Housing for all by 2022 would be achievable

 

What are your expectations from the government in terms of easing the business atmosphere in the country?

The delay in acquiring permission from the government can thwart progress. Buyers are insecure and unconfident due to new policy formation and implementation by the Government in short periods. The government must introduce industry friendly policies like granting industry status, single window clearance, land at subsidized rates for development of affordable housing, easy project finance options to developers etc. The government is yet to finalize a lot of underway policies. Clarification of these issues will lead to an increase in demand, improvement in liquidity and also boost development. Faster approvals will result in projects being completed on time and at a much lower cost to the home buyer.

 

Tell us of your organisation’s plans, investments and outlook for future businesses?

The Mumbai real estate market has been faring well in terms of sales and appreciation value. We have seen new launches in the last few months in Mumbai indicating that there is demand for products rightly priced. There has been more sales activity in mid and lower segment of housing.

Suburban Mumbai, in terms of investment, offers home buyers a good basket of pocket friendly options. Open spaces, better ambience and affordability lure buyers to invest in suburbs. Offices are shifting to suburbs for economical purposes. BKC and Andheri East have seen a surge in commercial activities and so is the residential area around it for reasons like SCLR and Metro connectivity. 

The price factor, connectivity, practicality and future appreciation play a very important role in the purchase of an apartment.

Chandivali in Andheri (E), Goregaon, Kandivali and Borivali in the western suburbs and Mulund, Kanjurmarg, and Bhandup, apart from Thane and Navi Mumbai in the Central corridor are some of the areas that are good investment options for a home buyer to consider.
